We have created this section specifically for Realtors to ensure buyers are fully informed of the legal obligations when purchasing a home in Holly Hill Farms. It is very important that the home owners association is accurately depicted when a house is sold or purchased in Holly Hill Farms. The legacy of this subdivision is rich with heritage and should be represented properly when it comes to architecture. These factors significantly increase value and desirability and make Holly Hill Farms a community of homeowners who want to be part of the community.

The Bylaws and Covenants & Restrictions are crucial to making future homeowners aware of the environment into which they’re moving. Not only is the association here to help preserve the harmony, sense of community, architectural direction, and overall beauty, it is also here to uphold the city ordinances. Please see information below regarding the Annual Dues, Bylaws, and Covenants & Restrictions.

The community prohibits fences unless legally required for a pool. The beautiful and harmonious private residential nature of the subdivision is best preserved by the absence of fences.

Holly Hill Farms has four Committees that help cultivate the neighborhood:

  • Social Committee

  • Architecture Committee

  • Maintenance Committee

  • Communications Committee

Upper and Lower Holly Lake are privately owned by the properties surrounding the water and are maintained by the homeowners of these properties. Holly Hill Farms Homeowners’ Association occasionally holds events on the lakes with express permission of these homeowners.

Annual Association Dues

 

Holly Hill Farms HOA

$120 Mandatory Maintenance dues

+ $10 Social dues

The Holly Hill Farms HOA includes all 138 lots. This yearly amount takes care of snow removal, maintaining the entrances, and administrative activities with the city of Farmington Hills. A complete list of HOA activities is as follows:

  • Maintaining, snow plowing, and salting roads

  • Maintaining the entrances

  • Welcoming new residents

  • Enforcing restrictions concerning building exterior and lot improvements through the Architectural Control Committee

  • Organizing social activities

  • Participating in the City’s Neighborhood Watch program

  • Social Media Management including NextDoor, Facebook, and Instagram accounts

  • Providing a neighborhood directory to residents

Pond Care Contribution

$430

In addition to the Holly Hill Farms HOA, Upper and Lower Holly Lake are maintained by the 23 houses surrounding Holly Lake. Each of these homes owns a slice of the pond and take responsibility for keeping it beautiful. If someone is buying a house on the pond they will be expected to pay both fees yearly. The pond care contribution goes toward:

  • Treating the ponds with a dye to mitigate algae growth

  • Hiring wildlife handling companies to relocate geese if population becomes an issue

  • Obtain and DNR permits for Geese Control

  • Maintain Pond Levels by controlling the upper pond well

  • Maintain Aeration pumps

  • Maintain Aeration diffusor in the pond

  • Maintain small boat ramps used for pond treatment

  • Maintain the above activities within the budget

STRUCTURES ARE NOT ALLOWED IN THE FRONT YARD

This is an example of the buildable area of the property in the diagram to the left. The Exterior Modification Form also needs to be submitted to the Architectural Committee when making changes to the exterior of the property.

Structure means anything constructed or erected, the use of which require a location on the ground or attachment to something having location on the ground.

The city and HOA are also working to eliminate current structures that are not property placed.
